Rental Application Process
Have you found a property you’d like to rent? Follow these simple steps to apply:
1. Print and Submit: Print our Rental Application and bring it to our office along with the application fee of $75.
2. Apply Online: Complete our Online Rental Application. *Important: Each applicant must use their own individual email address when applying online.*
Fees
– Application Fee: A one-time, non-refundable fee of $75.00 is required.
– Lease Signing Fee: Upon approval of your application, a $150.00 lease signing fee will be due.
Each adult applicant must submit a $75 application fee. Upon approval, tenants are required to pay the first month’s rent and a security deposit equal to one month’s rent. Based on credit history, last month’s rent may be required.
Rental Requirements
At Chris Martin Properties of Gainesville, we strive to provide quality housing for responsible tenants. To ensure a smooth application process, please review our rental criteria below:
Eviction History – Applicants must have no evictions in the past seven (7) years.
Credit Score – A minimum credit score of 550 is required.
Income Requirement – Applicants must have a verifiable monthly income of at least three (3) times the rent amount.
Application Accuracy – Providing false or inaccurate information on your application may result in automatic rejection.
Move-in Within 7 Days – If you are requesting to move in within seven (7) days of approval, all move-in funds must be paid via money order or cashier’s check.
Meeting these requirements does not guarantee approval, as additional factors such as rental history, background checks, and references may be considered.
Payment Instructions
Make your money order payable to Chris Martin Properties and send it along with your application. Once payment is received, the application process will begin. You will be notified of the results within 3-5 business days.
